Upload the plans. Get the price.
BldrScope reads the dimensions printed on your plan set, builds the take-off, and prices it with labor hours, a material breakout and a written scope of work. It flags every place it had to assume, so you know exactly what to check.
A budget estimate for you to check and edit, built from your plans and a regional price book. It is not a bid.
How it works
Upload your plan set
Send a PDF of your plans, up to 100 MB. Dimensioned architectural drawings work best, and the more sheets you include, the more it can read.
Pick the state and the job
Choose Michigan, Ohio, Indiana, Illinois or Wisconsin, and whether it is a new home, an addition or a remodel. Reading takes a few minutes.
Check it and change it
Every line shows its quantity, price and labor hours. Change any number and the totals update. Print the report when you are happy with it.
What you get
Quantities read from the plan
Footprint, perimeter, wall area, windows, doors, fixtures. It calculates from the printed dimensions, so you are not typing them in.
Flags where it assumed
When a dimension is missing or unclear, it makes a calculation, marks it as an assumption, and lists the question for you to settle.
Labor hours on every line
Built from a labor rate you can change, so the hours match the way your crew works.
Material and labor, split
See what the job costs in material and what it costs in labor before you add your margin.
A written scope of work
Plain language, grouped by trade, built from the lines you leave checked. It updates as you edit.
Your rates, your markup
Set your labor rate, margin and contingency. Allowances for work the plans never show are labeled, and you replace them with your numbers.
Try a sample estimate
This is a made-up remodel with an addition, priced like a Michigan job. Switch lines on and off, change a quantity, change the labor rate. This is how the real thing behaves.

Where it works
Prices come from a regional budget book for the nearest major market, not from supplier quotes. Pick your state and it uses that market's numbers.
What it will not do
It is a first pass, not a bid
- It cannot see what your plans do not show: existing conditions, finish selections, site work, permits and engineering.
- It reads printed dimensions. Hand sketches and unscaled drawings give weak results.
- It will not tell you a price is final. You check quantities and prices before you rely on any of it.
Here is how it stays honest
- Every assumption is tagged and every open question is listed.
- Allowances for work the plans do not show are labeled as allowances, with the amount you can replace.
- Anything it measured twice and could not agree on is called out.
One plan set, one price
- One plan set read for any of the five states
- Quantities, labor hours, material breakout and scope of work
- Edit and re-price as often as you like
- A printable report
- If we cannot read your plans, you get your money back

Questions
What kind of plans work?
PDF plan sets with printed dimensions, such as architectural floor plans, elevations, sections and foundation plans. Scanned or photographed drawings can work if the dimensions are legible. Sketches without dimensions will give you a lot of flags and not much else.
How long does it take?
Usually a few minutes. Larger plan sets take longer because every sheet is read. Keep the page open while it works.
How accurate is it?
It is a budget estimate. How close it lands depends on how fully your plans are dimensioned and how much work falls outside what plans show. That is why every assumption is flagged. Treat it as the fast first draft you refine, not as a final number.
Where do the prices come from?
A regional budget book for the nearest major market in your state, plus the rates you set for labor, margin and contingency. You can change the price on any line. It does not use supplier quotes.
Can I price a remodel or an addition, not only a new home?
Yes. Choose New home, Addition or Remodel. For remodels and additions the checklist covers roof, foundation, bathroom, finishes, demolition and systems, with allowances for the work plans rarely show.
What happens to my plans?
Your plan pages are sent to a third-party AI service to be read, and payments run through Stripe. The Privacy page explains what is shared, what is kept and for how long.
What if it cannot read my plans?
If the reading fails, your estimate credit is returned automatically. If it finishes but you believe it is wrong because of a fault in our system, write to us and we will make it right. The Refunds page has the details.
